buying a home with no money down

my husband and i are planning on buying a home this year. we cannot bear the thought of living in an apartment one more year. we are prepared for the extra costs of owning a home (we're handy folks) but i doubt we will be able to save up an substantial amount of money for a down payment before our lease runs out in november. we have found a home that we like now, and would like to get the ball rolling on purchasing it. we have some in savings, not much, but enough to cover closing costs and with that in mind we are interested in loan programs that will allow us to buy with no money down. has anyone here done this before? what were your closing costs like? did it effect your interest rate? i work in a real estate law firm and have yet to run across anyone who has purchased a home without a down payment, so i'm hoping one of you fine folks can give me some insight into this. thanks in advance.
