Getting Rid of a Lease

My roommates and I (all students) are currently in a lease that runs till August, but we want to move out by the middle of May. All we have to do is find people to sign a new lease with the landlord, and we're set. However, we've had a half dozen people over already, but none are willing to sign the lease! It is nearing the beginning of summer when students are looking for housing, so we're quite a bit discouraged that no one's signed on board. If we don't get out of the lease, we'll owe 3 months' worth of rent, as we are required to pay in quarterly installments. This is absolutely not possible with our budgets; we'd barely be able to put enough money together for one month's rent. Does anyone have advice for getting rid of a lease quickly? Would it be more frugal to just hire a broker to get rid of the property for us? Any and all help appreciated :)
