LA rent control laws and building date
I'm living in LA right now and would like to know if rent control laws apply to my building. According to the Landlord Tenant Ordinance, only properties built before October 1978 are protected by the rent control laws. Does anyone know how I can get information on when my building was built? Is the landlord required to give out this information (and supporting documents) if I ask? Backstory behind why I need to research this: it's almost time to renew my lease, but feel like the rent increase my landlord is asking for is too much. My roommate and I tried to negotiate with him the other day, but he kept giving us various excuses for why we should just accept his demands and basically blew up at the fact that we even questioned him. He said that we're already over the occupancy limit, for instance*. I have a fear that if we don't accept his conditions and if we are in fact NOT covered by the housing laws, he may just further increase the rent, by, say $500 more per month or so... which I definitely cannot afford, being a poor student. And just in the event that we ARE covered by the housing laws, I want to expose the landlord for his lies. I'm not sure if we are over-occupied or not. I've heard that 5 people in a 2-bedroom is fine/unacceptable depending on the source, and have heard elsewhere that a maximum of one person should occupy 200 square feet. Can anyone confirm this?
