no help until you’re already in the hole
i worked up the nerve and made the phone call to my mortgage company. it went incredibly bad. basically, theres nothing they can do for me until i'm two months in default. at that point, i can make a repayment plan to pay off all the past due payments, or i can go into their default resolution program. for that i would fill out their 'work out' papers documenting my income and expenses and showing that i DO have enough money to continue to pay, and then they'll work with me. i'm supposed to put my house on the market immediately rather than wait the extra month or two i wanted to finish repairs. they explained what a short sale is (where the bank accepts an offer for less than the amount owed) and what a deed in lieu is (where after 90 days on the market and not selling, i sign the house over to the bank). there is no reprieve offered, not even for one month. is there any other option for help that doesnt involve throwing my credit down the drain?
