Questions on First Time Homebuying in NJ

Due to a program my county has, we can get a v. nice condo in a v. nice development I can afford. It comes out about the same as what I pay as rent. My questions are: 1. I'm in the middle of a divorce. We just need a court date, but I'm not yet fully divorced. How does this effect the mortgage process? 2. I can afford the entire mortgage, but don't have a downpayment. NJ offers a program called "SmartStart" which offers a 5 year low interest loan on the down payment (which I can also afford). Does anyone have any experience with this? 3. In case I can't get approved for the program for whatever reasons, what are other options for a down payment? I can't really save up enough money for one, but I can pay for a loan.
