I moved home to save up money and relieve myself of some student loan debt before I go off to the big wide world. Unfortunately, my lease on my apartment doesn't end until July 31st and, even more unfortunate, the girl I secured to sublease my place backed out last second, leaving me stuck with an empty place. It's been really hard to get anyone to sublease for just the summer despite my great apartment and location (I lived in a college town). However, I finally found someone who might be able to pay for at least part of rent for the summer but is a contract worker and wants to do a lease from month-to-month just in case he doesn't have a lot of jobs one month and doesn't need the place then. I'm desperate, so I figure that's fine. My question is: I want to draw up a contract for him to sign each month he's there stating the amount he agrees to pay me, that he pays full utilities, and that he maintain the state of the apartment, etc. I don't know exactly how to do that, i.e. where I could find a format to draw up such a contract and if that's even legally binding for me to do. I don't really think the guy is a sketchball but I'm not going to take chances with someone I don't really know, obviously. Any help?
